  • Report on the interior and exterior including photos.

  • Gather data on rental rates in the area and work with owners to determine the optimal rental rate. Rent research will vary.

     

  • Owner's RepresentativE:

  • Represent the Owner and communicate and liaise on the Owner's behalf with all parties - including Agents, Tenants, Neighbors, Contractors, Local Municipalities and Utility Authorities.

     

  • Other Administration

  • Visits to Utility and other Authorities and Telephony/Internet Providers for any transfers or changes.

  • Market the Property for Rent

  • Prepare Property for rent: Clean, furnish, decorate, and optimize Property interior.

  • Arrange for Professional photos of Property and Advertise.

  • Work with other realtors and agents to find a Tenant.

  • Rent Property

  • Communication and negotiation between Owner, Tenant and Agents.

  • Tenant screening and Preparation of rental agreement.

  • Handover of Property to/from Tenant.

  • Calculations on first and final Tenant bills.

  • Follow-up monthly with Tenant to ensure payment of rent is made.

  • Financial

  • Report to the Owner.

  • Make payments on behalf of Owner.

  • Maintain relevant documents on behalf of Owner.

  • Repairs, Maintenance & Furnishing

  • Provide reliable and trusted team of contractors: Electrician, Plumber, Carpenter, AC Systems, Aluminium, Shutters, Painter, etc.

  • Repair/Maintenance service calls.
